The Challenge
A landlord managing a 6-bedroom House in Multiple Occupation was facing repeated tenant complaints about black mould in bedrooms and communal areas. Two tenants had reported respiratory symptoms. The local council had issued an improvement notice under the Housing Health and Safety Rating System (HHSRS), requiring the landlord to address the mould within 28 days.
Our Solution
Our survey identified the root cause as inadequate ventilation combined with thermal bridging at external wall junctions. We installed a whole-house positive input ventilation (PIV) unit in the loft space, along with individual intermittent extract fans in the kitchen and each bathroom. Cold spots at wall junctions were addressed with internal insulation. All visible mould was treated with a professional-grade biocide and affected areas were redecorated with anti-mould paint.
The Result
The improvement notice was lifted following our completion certificate. Six months on, there has been no recurrence of mould. Tenant satisfaction has improved significantly, and the landlord has avoided potential rent repayment orders that could have cost thousands.
